Madou, the historic centre
Clustered around the chaussée de Louvain and Place Saint-Josse, the shopping district better known under the name of "Coeur de Saint-Josse" is undergoing tremendous change. For a long time this district sat in wait for someone to move into the Tour Madou. In June 2006, 800 European civil serv¬ants moved in. This increased pressure on the commercial real estate in the district with the result that the number of vacant commercial properties dropped rapidly from 15% to below 10%.
Important real estate and urban projects are also simul¬taneously underway: the future renovation of the place Saint-Josse and the construction of a building in the vicinity of the tour Madou into 90 flats and 850 m2 of commercial space. The chaussée de Louvain is a very popular shopping area outside the Brussels region, thanks in the main to the strong presence of DOD stores. Some Saturdays we see up to 10,000 shoppers in one day.

The objective was to create a forward-looking image for the district and to use this image in a range of urban marketing initiatives. The idea was so warmly received that the Brussels-Capital Region has decided to extend it to other shopping centres.
